The number 1 resource I would utilize is the free Facebook Investor groups in your area. Do NOT pay for a list of cash buyers until you have done the leg work and can't seem to find any more. Relationships are what move this business forward and that is why it is so important to reach out to the buyers on a regular basis.

The best thing you can do is be upfront and honest with the owner. If you are honest, they normally find integrity in that & if you are confident you will get the deal done.
Wholesaling real estate can be very lucrative, but you must also get properties under contract at the right amount so you don't default on the deal. If you have a habit of contracting properties too high, you will end up creating a bad reputation within the industry.
